7 Signs You Need New Kitchen Cabinets (and What to Do Next)

Most homeowners don’t decide to replace their kitchen cabinets because they sat down and decided to. They decide because something stopped working, something looks bad enough to notice every day, or they finally got a renovation quote and realized they’d been living with a fixable problem for years.

Here are the seven clearest signs it’s time for new kitchen cabinets — with an honest assessment of whether each one warrants repair, refacing, or full replacement, and what the right decision looks like for Vaughan and GTA North homeowners.

Sign 1: Drawers and Doors That No Longer Close Properly

If your cabinet doors and drawers were properly installed and are now misaligned — not closing flush, racking to one side, or requiring you to lift and guide them — the cause is almost always one of three things: hinge failure, drawer slide failure, or the cabinet box has racked out of square.

SymptomLikely Cause
Door won’t stay closedHinge spring worn out
Door droops or sits crookedHinge mounting screws stripped from box
Drawer falls off trackSlide failure or drawer box racking
Multiple doors and drawers affectedBox or frame out of square

Sign 2: Swelling, Warping, or Delaminating Cabinet Boxes

Swollen cabinet boxes — the sides, floor, or top of the cabinet carcass — are a moisture problem. Particleboard expands when wet and does not fully contract when it dries. Once a particleboard cabinet box has swollen, the screw holes are compromised, the doors won’t hang evenly, and the structural integrity of the box is gone. There is no reliable repair for a swollen particleboard box.

Cabinet delamination — the face or finish separating from the core — is also caused by moisture penetration. It appears first at the bottom corners of base cabinets (dishwasher steam and under-sink moisture are the most common sources) and at the bottom edge of upper cabinet panels near the backsplash.

The verdict: Swollen or delaminating particleboard cabinet boxes should be replaced — not repaired. The material is permanently compromised and will not hold new hardware or door fronts reliably. This is the #1 reason homeowners in GTA North end up with full kitchen renovations sooner than they planned — budget-grade cabinets failing from moisture exposure after 8–12 years.

Sign 3: Visible Water Damage Around the Sink Area

Water damage under and around the sink — dark staining, soft spots in the cabinet floor, musty smell, or visible mold — is one of the most common cabinet problems in GTA North homes. It develops from a slow drip that goes unnoticed over months or years.

Whether this warrants repair or replacement depends on how far the moisture has spread. A single cabinet with a soft floor panel can sometimes be repaired by replacing the floor panel with plywood. If moisture has reached the cabinet sides or the adjacent cabinets, replacement is more economical — and the leak must be fixed before any new cabinets are installed.

Sign 4: Your Kitchen No Longer Functions for Your Household

Functional obsolescence isn’t a structural problem — your cabinets may be perfectly sound — but it is the most common reason Vaughan homeowners with 20–30 year old kitchens decide to renovate. Common functional problems:

  • No pull-out shelves: the back 12 inches of every base cabinet is essentially dead storage
  • No deep drawer base: pots, pans, and lids stacked in a single deep cabinet are impossible to organize
  • Upper cabinets too high: standard 30-inch upper cabinets on 9-foot ceilings waste 6–9 inches of storage space
  • No island or peninsula: open-concept renovations in the 2000s often removed walls without adding prep surface
  • Layout doesn’t match how you cook: the work triangle (sink-fridge-range) is the most-studied kitchen efficiency concept — a layout that puts the range in a corner with no adjacent prep counter is a constant frustration

Functional problems are solved by replacement, not repair. Cabinet refacing can update the appearance of sound cabinets, but it cannot fix a layout that doesn’t work.

Sign 5: Finish Peeling, Cracking, or Impossible to Keep Clean

Thermofoil (the vinyl film used on many 1990s–2000s cabinet doors) is the most common finish failure problem in GTA North kitchens. Thermofoil is heat-sensitive — steam from the dishwasher or range causes the film to bubble and peel, particularly at door edges. Once it starts peeling, it cannot be repaired; it can only be replaced.

If the cabinet boxes are structurally sound, thermofoil door replacement is a viable option — new MDF or solid wood doors on the existing plywood boxes (if the boxes are plywood). If the boxes are particleboard, it is often more economical and durable to replace the entire cabinet run.

Sign 6: You’re Planning to Sell — and the Kitchen Is the Problem

In Vaughan and GTA North, the kitchen is the room that sells the house. Custom kitchen cabinets return 60–80% of their cost at resale in this market. Damaged, dated, or visually tired cabinets do the opposite — they give buyers a negotiating point and can reduce offers below market value.

If you’re planning to sell within 2–3 years, the renovation math depends on how bad the current cabinets are. If they’re structurally sound with only cosmetic issues, painting and new hardware is often the right call. If they’re structurally compromised or obviously dated in a competitive neighbourhood, a full replacement typically returns more than it costs in a GTA North sale.

Sign 7: Your Cabinets Are Over 20 Years Old

Cabinets installed in the 1990s and early 2000s were built to different standards than today. Many used thin particleboard boxes (5/8-inch rather than 3/4-inch), European-style clip hinges that weren’t designed for 30+ years of daily use, and thermofoil door finishes that have a 15–20 year service life under normal kitchen conditions.

If your cabinets are over 20 years old and showing any of the signs above, replacement is almost always more economical than comprehensive repair. The total repair cost — hardware, door replacement, box reinforcement, finish updates — often approaches 50–70% of a full replacement cost, for a result that still looks and functions like a repaired 20-year-old kitchen.

Frequently Asked Questions

How do I know if my kitchen cabinets need replacing?

The clearest signs: swollen or delaminating particleboard boxes (moisture damage that can’t be repaired), multiple misaligned doors and drawers (structural racking), visible mold or water damage, thermofoil peeling, layouts that no longer work, or cabinets over 20 years old with multiple problems accumulating faster than repair is cost-effective.

Can kitchen cabinets be repaired instead of replaced?

Yes — for specific problems: worn hinges (easy replacement), failed drawer slides (straightforward fix), and cosmetic issues on structurally sound plywood-box cabinets. Not repairable: swollen particleboard boxes, structural racking across multiple doors/drawers, spread water damage, or delaminating thermofoil.

How long do kitchen cabinets last?

Particleboard boxes: 10–15 years. Furniture-grade plywood boxes: 25–50 years. Solid wood doors: 30–50+ years (refinishable). Soft-close hardware: 20–30 years. The box material is the single biggest determinant of kitchen cabinet lifespan.
